Sumadhura Group has built three residential addresses in Hyderabad's Financial District — Palais Royale at Khajaguda in Kokapet, The Olympus at Nanakramguda and Acropolis alongside them — covering 2 BHK through 5 BHK, with homes reaching 6,610 sq ft and towers rising to 52 floors. Acropolis is sold out. Of the two still selling, The Olympus is ready to move into now and Palais Royale hands over in December 2029.
The Financial District is the only part of Hyderabad built deliberately as an office district first and a residential one afterwards, and that order explains everything about how it lives. Apartments in Financial District Hyderabad sit among working campuses, in a belt that arrived complete as an office address, so the commute can be measured in metres while shops, schools and everyday infrastructure are still filling in.
For the households buying here, that trade is usually the point. The Olympus publishes eight technology campuses inside 1.5 km, the nearest of them 50 metres from its gate — distances measured on foot. Very few residential addresses in any Indian city put a large employer within sight of the front door. Residential projects in Financial District Hyderabad are priced against that adjacency as much as against their own specification.
The second thing that defines the belt is height. High rise apartments in Financial District Hyderabad run to a scale unusual anywhere else in southern India: The Olympus is twin towers of 44 storeys, Palais Royale a single tower of 52. At that height the floor you buy on is part of the product. View, daylight, wind exposure and lift wait all change materially between the lower and upper thirds of the same stack, and the price does too.
Configuration is where the three addresses separate. Palais Royale builds only 4 and 5 BHK, opening at 3,800 sq ft and reaching 6,610 — no larger home exists in the group's portfolio. The Olympus covers three bedrooms from 1,670 to 2,270 sq ft and a four-bedroom at 3,000. Acropolis offered 2 and 3 BHK, which made it the entry point to the belt, and it has sold out — so the smallest Sumadhura home available here now is a three-bedroom. A household deciding between the two remaining addresses is choosing a size band first and a building second, because both sit within a few kilometres.
All three are registered or in registration with Telangana RERA, and flats in Financial District Hyderabad are quoted on saleable area. Ask for the carpet figure alongside it and for the loading factor between the two before comparing any two towers on rate — at these heights the loading can differ more than the headline price does.
