Hyderabad's luxury market has concentrated itself into a narrow band of the west. The Financial District, Nanakramguda, Kokapet, Gachibowli and Kondapur sit within a few kilometres of one another, and between them they hold most of the city's Grade-A offices and almost all of its high-rise residential. Anyone searching for luxury apartments in Hyderabad is, in practice, choosing a position inside that band, and the choice is between corridors of one belt.

Height is what distinguishes the market from Bangalore's. Telangana permits tall residential building in a way Karnataka's airport funnel restrictions do not, and the result is a skyline of 40- and 50-storey towers that simply does not exist further south. The Olympus rises 44 floors across twin towers; Palais Royale runs to 52 in a single tower. High rise apartments in Hyderabad at that height change what a home is — the view becomes a specification, and the floor you buy on matters as much as the plan.

The second thing to settle is scale of home. Luxury flats in Hyderabad span an unusually wide range at Sumadhura: a three-bedroom at The Olympus opens at 1,670 sq ft, while a five-bedroom at Palais Royale reaches 6,610 — close to four times the floor area, in projects four kilometres apart. These are different products for different households, and the comparison worth running is not price per square foot but what the household actually needs a decade out.

Every project below is registered with Telangana RERA or, where a registration is not yet published, is marked as such in the table. Premium apartments in Hyderabad are sold on saleable area, and the carpet figure is stated in the agreement for sale — ask for both, and for the loading factor between them, before comparing two addresses on rate.

A clubhouse at that size is only fundable across a resident base willing to pay for it, which tells a buyer as much about the neighbours as about the building. The Olympus

The Olympus is twin towers of 44 storeys at Nanakramguda, among the tallest residential buildings in Hyderabad, and the only address in this roster a buyer can move into now. Ready to Move changes the purchase completely: the home can be walked before it is bought, the finish inspected on the day, and no construction risk is left to carry. For a household that has sold elsewhere or is relocating on a date, that is often the whole decision. Homes run 3 and 4 BHK from 1,670 to 3,000 sq ft. Behind the towers sit 5.06 acres of open ground laid out in six landscape zones, with Club Sumadhura built as a three-wing structure carrying better than 80 amenities — a swimming pool, a sports bar, co-working zones, an art studio, a barbecue terrace, a mini theatre, a spa and salon, a creche, a medical room, guest rooms and an anchor store. Sumadhura Acropolis

Financial District, Hyderabad

Acropolis was the group's 2 and 3 BHK address in the Financial District, which placed it below the other two on configuration while sharing their position: the same employment adjacency and the same corridor, at a home size that opened the belt to a household not buying at four or five bedrooms. It is now sold out, and with it the group's smallest Hyderabad configuration has gone off the market. Beyond the locality and the configurations, the project page published nothing while it was selling — no unit sizes, land area, tower or home count, floor count, open-space share, clubhouse, amenity list, possession date or RERA registration — and it still carries an enquiry form. A household set on this address is now looking at resale. Ask any seller for the sanctioned floor plan, the original allotment letter and the Telangana registration number, then check that number independently before anything is paid.

Sumadhura Horizon

Kondapur, Hyderabad

Horizon was the roster's one address outside the Financial District, and Kondapur is a materially different proposition. It is the older, more settled side of the western corridor, where schools, hospitals, markets and retail grew over two decades before the office towers arrived, and it still sits inside a short drive of HITEC City and Gachibowli. Households buy there to trade a few minutes of commute for a neighbourhood that already works on a Sunday. It has sold out, and no relaunch has been announced. It offered 3 and 4 BHK. As with Acropolis, the project page carries no unit sizes, scale, possession date or RERA number. New luxury apartments in Hyderabad often hold specifications back until launch, which is ordinary, though here the project cleared before they were ever released. Anyone following a Kondapur resale should get the plate sizes, the registration and the handover history in writing from the seller, and verify the registration independently.

Two are currently available. Palais Royale at Khajaguda in Kokapet runs 4 and 5 BHK from 3,800 to 6,610 sq ft in a 52-floor tower of 523 homes, handing over in December 2029. The Olympus at Nanakramguda offers 3 and 4 BHK from 1,670 sq ft in twin 44-storey towers and is ready to move. Two more have sold out: Acropolis in the Financial District at 2 and 3 BHK, and Horizon at Kondapur at 3 and 4 BHK. Neither ever published sizes or a registration number.

The Olympus, at Nanakramguda in the Financial District. It carries a Ready to Move tag and Telangana RERA registration P02400003072, so the home can be inspected, measured and occupied on the day you see it — no plan-reading required. Palais Royale is Ongoing with possession in December 2029. Acropolis and Horizon never published a status tag or possession date and have since sold out. Walk any site and check construction and occupancy yourself before trusting a date in print, including at a project already tagged complete.

From 1,670 sq ft to 6,610, which is an unusually wide band for one developer in one city. The Olympus three-bedroom spans 1,670 to 2,270 sq ft, with its four-bedroom at 3,000. At Palais Royale four-bedroom homes start at 3,800 and five-bedroom homes reach 6,610 — the largest the group builds in either city. Acropolis and Horizon never published sizes and are now sold out. Ask for saleable and carpet area together, and for the loading factor, since that ratio decides how much usable floor the price buys.

Telangana permits tall residential building in a way Karnataka's airport funnel restrictions largely do not, so high-rise stock that is unusual in Bangalore is ordinary in west Hyderabad. The Olympus rises 44 storeys across twin towers and Palais Royale 52 in a single tower. At that height the floor becomes part of what you are buying: view, light and wind exposure all change materially between a low and a high floor in the same stack. Ask which floors are released before fixing on a plan: at 44 or 52 storeys the same layout is a different home at different heights.

In the western corridor, and tightly. Palais Royale, The Olympus and Acropolis all sit in or beside the Financial District at Kokapet and Nanakramguda, where the city's Grade-A office stock is. Horizon sat at Kondapur, the older and more settled part of the same corridor. With both Kondapur and the smaller Financial District configuration now sold out, everything available is concentrated within about four kilometres of Nanakramguda, so a buyer is choosing format, height and stage far more than location.

Pricing is shared on enquiry on both available addresses. Project, tower, floor, aspect and configuration all move the figure, and at 44 and 52 storeys floor-rise is a larger component than it would be in a low-rise scheme. The sales team issues a sheet against homes actually available, covering the base rate, floor-rise, applicable charges and the payment milestones. Stamp duty, registration and GST sit above the quoted figure. Request one sheet per project on your shortlist: a Ready to Move home and one handing over in 2029 are priced on entirely different logic.
